08/28/2024 CUSTOMER STATED: customer stated they still have a leak coming from underneath toilet by supply line previously installed yesterday 08/27/2024 TECHNICIAN NOTES: upon inspection of toilet there is a very small amount of water coming out from tank by the bolt holding fill the valve. It takes a while for one drop to accumulate, but the leak is very slow. RESOLUTION/RECOMMENDATIONS: recommend replacing fill valve to stop water from escaping the tank. The tenants complaint is that the guest bathroom tub/shower hot side is used there is a rattling noise We found that the handle was loose and also when the hot side is used the valve vibrates while it’s balancing with pressure We also found that the tub drain is slow We tightened the handle and that seems to have stopped the rattling noise And we snaked the tub drain and it is draining much better Job completed No estimates needed

The tenants complaint is that they loose water pressure after a few seconds of 1 fixture being on We found that yes when 1 fixture is turned on the pressure and water flow drops drastically we could not get a pressure reading We replaced the prv in the closet of the kids room Tested everything again with no issues Job completed No estimates needed at this time

Tenets stated that there is a leak coming into garage. The bathroom above shower is running constantly as well. Found stop valve for toilet leaking out of compression nut. And 3 handle pfister shower valve running constantly. Replaced stop valve and replaced the gaskets on the stims of the 3 handle shower valve and tested Leak coming into garage has stopped. Shower has stopped running constantly. Job is completed

Lock code is 1023. We showed today to diagnose the water leak from water mirror to into the home after of doing some diagnostics we founded leak under the front of the house but it’s under the bed of concrete that goes along the house. We have to change water line there’s no option on fixing it. In order to do this we will have to run around 85 feet. Of line. 40 will be digging and the rest will have to be run over head inside home from garage all the way to the steps stairs. Also we have to add a hose bib because it froze up.

Tenets stated water leaking into garage ceiling and leak under kitchen sink Found water constantly dripping out of fridge, ice maker valve is in basement in the ceiling above the water heater. Could not tell if water was dripping due to a leak in the water spout on the ice maker or if it was because the fridge was unplugged and the ice inside the freezer was melting. Advise having an appliance tech look at the fridge to insure there is no issues with it. The leak in the kitchen sink was caused by one of the parts of the drain assembly coming loose and leaking due to the undermount sink epoxy failing causing it to sag slightly. Undermount sink needs to be reset to fully resolve the issue but I reattached the part of the drain to resolve the leak for now. Need to build estimate with Robert for remounting the undermount sink.

Customer stated: they needed a new handle and cartridge. Tech notes: called out today to replace delta posi temp cartridge along with the correct handle. I replaced the delta posi temp cartridge in the hall bathroom of the home and it is functioning properly with no leaks or drip. The handle I provided is not the proper handle. We will need to order it and come back out to instal it. Resolution: replaced delta cartridge. Need to order handle. Job status: not complete. Job note: no pressure gauge. CUSTOMER STATED: whole house is clogge TECHNICIAN NOTES: Upon inspection, found that there is a blockage in the drain line. Checked outside clean out and we were getting no flow. Found another clean out access point in the basement that was getting very little flow RESOLUTION/RECOMMENDATIONS: Ran big sewer machine through basement clean out. Ran about 50 feet before hitting the blockage. We were able to get the blockage cleared. Ran the tub, sinks, kitchen sinks, and toilets and confirmed we were getting good flow through the drain line after clearing JOB NOTES: clean out in front yard and basement JOB STATUS: COMPLETE Estimates: no further needed

**VACANT PROPERTY** Tech Notes: I found that there was a little brownish discoloration in the kitchen, and shower/tub of home. I found that there is a Rheem 50 gallon electric tank located in the garage of home, and is coming up on 10 years of age which is outside of manufacturing warranty. The thermal expansion tank is full of water, and has failed as well. I found that the whole home water pressure is reading at 140 psi from the back hose bib which indicates the PRV has failed. I was able to get in contact with Jamal, and make him aware of the issues that need to be repaired for today’s visit over the phone. He stated to please send him the water heater/PRV estimate so he can send to corporate for second approval, but they will most likely go with repair/replacing both. Resolution: We will need to replace both the existing PRV located in the crawl space of home, and electric water heater located in the garage of home with brand new tank along with all code required items to help

CUSTOMER STATED : Need home inspection completed TECHNICIAN NOTES : Out to the vacant property today to complete a certificate of compliance to ensure new tenants can move without having any plumbing failures. All fixtures get hold / cold water. All toilets are flushing properly and are no showing concerns. Water heater in garage appears to be In good working conditions. Homes water pressure is testing within code at 45 PSI from cold side of washing machine box. RESOLUTION : Completed a certificate of compliance and found no plumbing concerns. Customer stated they had a few problems Problem 1 master bath room is backing up 2 the hall way bathroom is not flushing properly Problem 3 the sink in the master drain slow Upon further inspection found the master toilet to be backing up Tried to clear using a closet surfer to start and found that it didn’t work Decide to pull the toilet Upon pulling the toilet found there to a small amount of water sitting in the flange and the flange to be broken on one side and was no longer holding the toilet to the floor Snaked the line out to the hall way and cleared a soft tissue blockage that cleared ran water down the flange to insure the line was cleared flipped toilet over to inspect the under side of the toilet and found it to be packed with a soft tissues blockage as well that was held in by a comb stuck in the toilet Made a repair to the flange and reset toilet in the master bedroom and tested for leaks There are no leaks at this time The hall way toilet was not set to the a

Customer Stated: They were unable to get any hot water through out the home after we were previously out for repairs for piping. Tech Notes: Upon inspection I found that this is a AO Smith 50 gallon natural gas water heater located in the utility closet of home, and is only 3 years of age which is still within manufacturing warranty. I found that upon arrival the pilot light was out, and the thermal expansion tank was full of water which is out of code. I let tenant know we would need to replace the expansion tank, and relight the pilot to get the water heater up to code, and functioning properly. Resolution: I was able to successfully pilot/ignite the tank along with removal of the existing failed thermal expansion tank with no issues. I was able to install brand new expansion tank with no issues. I fully pressurized tank, and saw that the burner was still lit for 20+ mins with no issues. Job Status: Complete Estimates: N/A
